National CORE’s Asset Management team members play a vital role in National CORE’s dream of providing affordable housing to thousands of individuals across California, Florida and Texas.

“We are truly a team,” Vice President of Asset Management and Compliance Bobbie Barnett said. “When the team encounters an obstacle, they face it head on. It’s rare to find a team that’s never afraid of a challenge.”

Asset Management is responsible for ensuring the sustained value of each of National CORE’s more than 100 properties by performing tasks such as reviewing audits, welfare tax exemptions, monitoring financial stability, applying for grants or funding rehabilitation efforts on properties that are past their 15-year tax credit period.

Over the past decade, Asset Management’s role and responsibilities have significantly expanded. They have taken on new challenges, led increasingly complex projects and contributed to initiatives that have driven measurable results for the corporation.

Dianna Noeth, director of asset management, serves as Bobbie’s key support and trusted partner in driving departmental improvements. As the team expands and new properties are added, the department continues to evolve, adapting to its increasing responsibilities.

As part of the department’s growth and development, a new position of transactional asset manager has been established to monitor properties approaching the end of their 15-year compliance period and strategize the next steps for their transition.

This strategic division allows National CORE to allocate resources effectively, ensuring both new and mature properties receive the specialized attention they require.

“Our department manages a lot of responsibilities that often go unnoticed,” Dianna said. “We apply for numerous grants and even handle situations where an investor sells their ownership stake in a   property.”

For example, they recently secured a $14 million Green and Resilient Retrofit Program grant in partnership with CORE’s Energy and Sustainability team. The grant will be used to boost energy and water efficiency, indoor air quality and add green technology at Countryside Village apartments in Texas.

The Asset Management team is continually seeking opportunities to enhance both National CORE and their own capabilities. Thanks to Dianna’s guidance, almost everyone in the team is now proficient in submitting Welfare Tax Exemptions. This expertise helps save hundreds of thousands of dollars in property taxes annually for each of National CORE’s properties.
