Melody Barrett, senior asset manager in National CORE’s Asset Department, has a knack for transforming challenges into opportunities. Responsible for the financial operations of 16 properties, including our Texas portfolio, she ensures every community meets National CORE’s high standards.

Since joining in 2020, Melody has driven exceptional results.

Early on, she identified that Tres Lomas, a Section 8 property in Eagle Rock, had an alternative renewal option with HUD. By selecting this option, she facilitated a 22% rent increase, generating an additional $140,000+ annually. This significant revenue boost greatly enhanced the property’s financial outlook.

More recently, her leadership helped secure a $14.5 million federal grant to replace gas-driven appliances with all-electric green technology at the 562-resident Countryside Village.

For her unwavering dedication, Melody was honored with the “Best in Class” employee award for the third quarter of 2024.

“I love looking at the data and creating a strategy to make our properties better,” Melody said. “And I love being able to work with the different departments to achieve the same goal.”

Melody’s expertise stems from her years as a HUD auditor, where she mastered the agency’s complex regulations and nonprofit finance. Joining National CORE in 2020 allowed her to apply this knowledge while exploring new dimensions of the affordable housing industry.

“She is the best,” said Dianna Noeth, director of asset management and compliance. “Her work has made a world of difference. She’s compassionate, patient and someone we can always count on. Her future in the organization is incredibly bright, and I am excited to see all that she will achieve!”

Melody’s commitment to excellence extends beyond her role. By training team members to navigate HUD policies, she ensures that National CORE continues to deliver the highest quality of service to its communities.

“National CORE helped me grow and exposed me to new and different aspects of the affordable housing industry – something I don’t think I would have gotten anywhere else,” Melody said. “I really appreciate what we do here, and I knew when I came here that this would be the right fit for me.”

Congratulations, Melody!
