Congratulations to our Florida development team, led by Ariana Brendle, for securing approvals for our first two new construction developments in the state.

The developments will effectively double National CORE’s footprint in Florida and bring the first taste of our award-winning community design to the state.

Oak Park Senior Living will add 144 new apartment homes in Fort Myers and Hawthorne Heights will provide 86 more in Gainesville – a total of 230 new homes for residents ages 62 and better earning 22% to 70% of the area median income.

National CORE currently owns five developments with 314 apartment homes in Florida.

Oak Park Senior Living will be a single, four-story building with an elevator, ensuring easy access for all. With a focus on providing a comfortable lifestyle, the community will offer an array of amenities to suit every need. From an inviting community room and convenient cybercafé to a fitness room and peaceful community garden, Oak Park Senior Living will be designed to harmonize modern convenience with natural tranquility.

Hawthorne Heights will be a five-story, single elevator-operated building. With the goal of prioritizing community engagement and relaxation, amenities at Hawthorne Heights feature a grilling and picnic area next to a pond where residents can foster social connections.

Residents of both developments will gain access to computer training, enjoy daily activities and receive free assistance with light housekeeping, grocery shopping and/or laundry. These services, along with property management, will be provided by a local, experienced management company.

The communities are being financed through a mix of 4% low-income housing tax credits and tax-exempt bonds from the Florida Housing Finance Corporation (FHFC), supplemented by additional resources.

The developments are amid design stages; construction is expected to begin in early 2025.
