National CORE celebrates the outstanding achievements of the Region 4 Property Management team under the exceptional leadership of Regional Property Manager Monique Felix!

Monique’s dedicated team achieved remarkable success after months of tireless work to tackle high vacancy rates in San Diego, Santee, Spring Valley and National City. Through a collaborative and strategic approach, the team reduced the longest vacancy period in their region from 600 days to an impressive 180 days.

Their collective effort began with a united front in addressing challenges, starting with Encanto Village. In less than a year, they managed to reduce the number of vacant units from 50 to a commendable 15.

This is after starting 2023 with 258 late recertifications. Today they are down to 18.

“I am extremely proud of my team,” Monique said. “There was so much pressure on them, many of whom inherited the challenges at their communities. Despite this, the team did not give up, they worked late, came in on weekends and never asked for anything. This team genuinely cares about each other, the communities where they work and the residents who live there.”

The achievements of Region 4 are even more noteworthy considering the day-to-day demands of property management. The team began 2023 with 258 late recertifications, they are now down to 18. Region 4 also deals with the most permanent supportive housing units in the portfolio, navigating tough populations, often facing complex issues related to mental health.

Monique’s commitment to spending time with her team reflects a leadership style that fosters unity and resilience.

“I want them to know that I am in the trenches with them, that I am here when they need me and that together we will overcome any challenge we face,” Monique said.

  • Annie Davis, senior community manager, plays a huge role in supporting the entire region and is diligently working to elevate the team back to CORE Standards.
  • Maribel Rodriguez, community manager at Vista Terraza, is helping with recertifications and vacancies at Vista Del Puente while managing her responsibilities at Vista Terraza.
  • Erick Moreno, community manager at Talmadge, is actively reducing the vacancies at Encanto Village and helping to facilitate the lease up of Nestor, while managing his responsibilities at Talmadge.
  • Laura Alonza, a new community manager at the recently renovated Shadow Hills, is actively addressing the high vacancies and recertifications that posed challenges for this community.
  • Jasleen Aguiar, community manager at Spring Valley, is playing a crucial role in ensuring all recertifications are current while successfully leasing up the community.
  • Michelle Ramirez, community manager at San Ysidro Senior Village, is doing a great job managing the 100% PSH community and fostering impactful relationships with service providers. She will now help manage our newest PSH community, Nestor.
  • Miriam Rodriguez, community manager at Vista del Puente, is new to property management and National CORE. She brings a wealth of experience from her previous role with one of our service partners, Townspeople. She is excited about her new role and having the opportunity to have an impact at the challenging community.
